We offer a personal and comprehensive service enabling the tenancy to run smoothly at all times with minimum disruption for the Tenant and maximum return for our clients.

We have a network of tried and tested, reliable and competitively priced contractors who we use to resolve any problems that may arise during the course of the tenancy. We ask the Landlords at instruction, the level of authority given, and unless in the case of an emergency, we will not exceed the instructions. We will continue to do the following:

  • Ensuring all bills, ground rent, service charges and maintenance contracts are paid from rents received
  • Undertaking inspections twice a year and giving a detailed report after inspection and therefore reassuring the Landlord, and insurer, that the property is properly kept by the Tenant.
  • Managing the day-to-day problems that may arise and minor works to the property during the tenancy – from a blocked sink to redecoration works
  • Using a wide range of contractors known to us, ensuring they are able to get to the property to resolve any problems as quickly as possible at a reasonable price.
  • Offering a 24 hour service by leaving an emergency number on our over-night answer service. This ensures even in an emergency, the Landlord receives good value, and well-respected and approved contractors.
  • Lodge and progress insurance claims relating to the property. Acting fairly on behalf of the Landlord – ensuring that the Tenant pays for any problems caused by themselves and that no unnecessary expenditure is incurred by the Landlord.
  • Dealing with dilapidations post-tenancy – arranging cleaning and repair works as necessary.
  • Resolving with the Tenant on behalf of the Landlord any deductions that may have to be offset against the deposit, subject to ARLA guidelines, fair wear and tear accepted.
  • We offer all managed landlords access to the property file service

Your My Property File

Every landlord using My Property File will automatically get a secure online login to a dedicated site that will enable them to check their statements, review present and upcoming tenancies, track the progress of maintenance jobs and stay abreast of safety certificate due dates. Landlords can also easily contact the relevant property manager or office with any queries.

Furthermore, the ePropertyFile is updated from our powerful web based management software in real time; activity in the office is seen instantly by landlords, wherever they are in the world and whatever device they use to access their ePropertyFile.

Online Statements Check when rent is paid or when any maintenance charges have occurred, 24/7. Online statements are in addition to paper statements and can be customised to any date range.

Certificate Notifications Help ensure Gas Safety and Energy Performance Certificates are up to date. ePropertyFile will show you what certificates are coming up for renewal.

Tenant Details View past, present and upcoming tenancies easily online. Check start and end dates as well as break dates and deposit registration details. ePropertyFile will show you a complete history of all tenancies for each property.

Deposit Registration Landlords can keep track of all their deposits. Certain deposits must be registered with a government authorised tenancy deposit protection scheme. ePropertyFile will give landlords full deposit information for them to track their money.

Download Accounts No longer do you need to wait to receive paper statements. Every month, ePropertyFile will make a downloadable PDF available for them to print, email or store for their own records.

Direct Contact You will be allocated a specific point of contact to handle each of your clients’ rental and for sale properties. What’s more, if your contact is unavailable, ePropertyFile will provide the details of the office managing your property.
